This is the buyer’s opportunity to learn as much as they can about the property. Has anyone died in the home in the last 3 years? Any repairs or modifications done? Any insurance claims? Were additions done with permits?
Not only do disclosures inform the buyers, but they also protect the sellers from future legal action. It is the seller’s chance to reveal anything they know about the home that can negatively affect the value.
